What Is a Short-Term Rental Investment?

A short-term rental (STR) is a property rented nightly to guests through platforms like Airbnb — tourists, business travelers, and weekend visitors. STRs can earn significantly more per night than a long-term lease, but they come with higher operating costs, more turnover, active management, and regulation risk. Done well in the right market, the returns can be strong. Done poorly, it's a second job that loses money.

1. Check Regulations

Before anything else, confirm short-term rentals are legal at the property. HOA rules, zoning, and local ordinances can restrict or prohibit STRs entirely.

2. Evaluate the Property

Layout, bedrooms, bathrooms, parking, and location drive nightly rates and guest appeal. A great STR property is different from a great long-term rental.

3. Estimate Revenue

Pull comparable STRs — nightly rates, occupancy, seasonality. Build a realistic revenue picture, not a best-case scenario.

4. Furnish & Launch

Furnish for the guest experience, list on platforms, set pricing, and coordinate cleaning and operations. STR is an operating business, not a passive investment.

Average Daily Rate

The nightly rate a booked stay earns. Higher ADR means more revenue per night — but only if occupancy holds.

Occupancy

Booked-Night Rate

The percentage of nights booked. Revenue is ADR × occupancy × available nights. Both must work together.

RevPAR

Revenue Per Available Night

ADR × occupancy. The single best snapshot of how the property performs when it's available.
