Buying a property for Airbnb in Northern Virginia can be a strong strategy, but it's not as simple as buying a nice house and listing it. Short-term rental rules, occupancy patterns, and operating costs all affect whether a property actually works. Here are five things to check first.

1. Short-term rental regulations vary by locality

Northern Virginia is made up of separate counties and cities — Fairfax County, Arlington, Alexandria, Falls Church, Loudoun, and Prince William — and each sets its own short-term rental rules. Some require a permit or business license, some limit the number of guests or nights, and some restrict STRs in certain zoning. Always check the current local rules before you buy.

2. Occupancy is seasonal
